Broadway Leigh-on-sea site visit

We visited site to meet up with an inspector from Essex and Suffolk Water last week. As you can see, not much too see…..

The scheme will consit of a four storey twenty apartment block with the ground floor as a commercial unit, and four seperate town houses. The site is currently used by the client as a car park to serve the local busy high street (we were early on site!).

TEW are part way through the design process, working along with Ayshford Sansome (architects), Calford Seaden (QS) and Walker Associates (structural).

TRY Market Victoria scheme

Strip out is completed and first fix is underway at TRY Markets Victoria, Terminus Place, Victoria, London. Following our succes with the clients scheme at Fulham, TEW have provided MEP design for this building. The scheme consists of thirteen kitchens around a two storey common eating area – generally a larger version of the Fulham scheme. The building sits directly opposite Victoria station adjacent the coach station and with the local theatres in the area, is sure to be a big hit.

There are a number of challenges with the scheme including the buildings location on large steelwork in the basement directly over Victoria circle line underground station. This along with the age of the building has meant a number of structural challenges for the team, along with limited ceiling heights and a small roof area.

To accomodate these issues, the proposal is for local heating and cooling units within the space, with mechanical extraction from the kitchens and a tempered natural ventilation air inlet system from the roof level. This is a change from the Fulham project which used a number of larger air handling units on the roof to provide conditioned air to the space.

Due to the age of the existing building, and the fast programme requirments, changes to the scheme are happening daily! Watch this space to see the next development……

Works are progressing on site at TSA Leigh-on-sea, with most of the existing building first fix completed whilst the new connecting section is going up with new steelwork. Following on from our works with TSA, we are also looking at a new project in Ilford. The project is a partnership between TSA and the local council, with TSA providing and running temporary accomodation on a brownfield site. The accomodation is to be constructed from reused steel containers with the aim to have a demountable system which they could possible use elsewhere.

Construction is also moving ahead at TRY Markets Victoria. Following our work on the Fulham project (see previous blog) TEW was commissioned to provide MEP design for the refurbishment of an existing building. The building is to provide 13 kitchens around a two storey seating area. The building is over 100 years old and is constructed over the existing TFL underground line, being supported on large steelwork within the basement.

Currently in the design stage, we are working on a residential scheme (20 apartments, commercial space and 4 townhouses) in Leigh-on-Sea Essex, a new medical centre in Hastings Sussex, and a large medical centre extension in Margate Kent.

For the future, a new medical centre in Storrington Sussex is due to start on site after a slight delay with funding, and following our work with Providence Row Housing at Edward Gibbon House, we are hoping to start design work shortly on another scheme for them in Bethnal Green.
